Fall into Stability: Why Sonoma County's Steadier Market Is a Win-Win for Buyers and Sellers

Fall into Stability: Why Sonoma County's Steadier Market Is a Win-Win for Buyers and Sellers

If you've been waiting for the Sonoma County housing market to feel a little more sensible, October is a lovely time to exhale.

The pandemic frenzy, when good homes disappeared in a weekend and buyers waived everything just to stay in the game, is well behind us. So is the long standoff of the past couple of years, when higher rates left buyers and sellers eyeing each other across a very wide gap.

What we're seeing this fall is calmer. Prices are holding steady, homes are taking a reasonable amount of time to sell, and well-priced listings are landing right around asking. It isn't a splashy headline, but it's a good story, and it works in favor of both sides of the table.

Here's a look at the latest numbers, what they mean whether you're buying or selling, and why fall in Wine Country is such a nice time to make a move.

What the Numbers Say About Sonoma County Real Estate Right Now

Let's start with price, since it's the question we hear most. Local MLS-based data for the second quarter of 2026 put the median single-family sale price in Sonoma County at $875,000, up 2% from a year earlier. Zoom out, and it's even more reassuring. Second-quarter medians ran $865,000 in 2022, then $850,000, $850,000, $857,000, and now $875,000, a spread of just $25,000 across four years.

Different yardsticks tell slightly different stories, so here's the context. A broader measure that includes condos and townhomes showed a three-month median of $772,000 through August, down 3.4% from last year, while price per square foot edged up 0.4% to $499. A gap like that can simply reflect which types of homes happened to sell, rather than a change in what any particular home is worth.

Then there's pace. In the second quarter of 2022, the average home spent just 25 days on the market. This year's second-quarter average was 47. Other data shows a median of 42 days through August, down from 48 last year. That's brisk enough to keep the market healthy, and slow enough that nobody has to make a six-figure decision over a single weekend.

Pricing still does the heavy lifting. In August, homes sold at an average of 99.7% of list price, and 32.2% sold above asking, while 20.2% took a price reduction. In other words, accurate pricing gets rewarded, and wishful pricing gets noticed.

A Quick, Honest Word About Mortgage Rates

We'd be doing you a disservice if we skipped this one. Freddie Mac's weekly survey put the 30-year fixed rate at 7.03% as of September 24, up from 6.95% the week before and 6.30% a year ago. That survey reflects borrowers with strong credit and 20% down, so your own quote may look different.

Here's how we encourage clients to think about it. Rates are one piece of the puzzle, and nobody, including us, can promise where they'll go next. What a steady market gives you is time: time to talk with a lender, compare a few quotes, and build a budget around today's reality instead of waiting for a number that may or may not return. Our mortgage calculator is a good place to start running your own scenarios.

Why This Market Works for Buyers

You have room to breathe. With homes averaging somewhere between 42 and 47 days on the market, you can schedule a second showing, read the disclosures carefully, and complete your inspections without feeling rushed. That's how good decisions get made.

You have room to talk. With homes selling close to asking and about one in five taking a price reduction, buyers have more room to discuss repairs, credits, and closing timelines than they did during the frenzy, especially on homes that have been sitting a while.

You do need to be ready. We want to be straightforward here: choice is still limited. Active single-family inventory ended the second quarter at 967 homes, down 15% from a year earlier. Less frenzy doesn't mean no competition for the right home. Get pre-approved, get clear on your must-haves, and be prepared to act when the right one appears. Our buyers guide walks through the process, and you can search current listings anytime.

Why This Market Works for Sellers

Buyers have fewer places to look. That 967-home inventory works out to roughly 2.5 months of supply, based on the 1,130 closed sales in the same quarter. A market is generally considered balanced at around four to six months, so sellers still hold a healthy advantage. New listings were also down 8% year over year in the second quarter. List your home this fall, and it stands out rather than blends in.

Returns are more predictable. Pricing accurately puts you in the sweet spot of selling near asking without the stress of an extended wait or a string of price cuts. That's what a steady market rewards.

Serious buyers are out there. 409 homes sold in August, down 4% from a year earlier. Buyers are being selective, which makes presentation and pricing more important than ever. Our seller's guide covers how we prepare a home to get noticed.

Your next move gets easier, too. If you're selling in order to buy, the same steadiness that helps you sell helps you plan your purchase. You can line up timelines and negotiate with a clearer picture of what to expect.

Fall in Wine Country Is Made for Home Shopping

Somewhere between the first cool morning and the last of the vineyard color, Sonoma County looks its very best. October brings crisp evenings, low golden light, and vines turning shades of amber and rust.

For sellers, that's your backyard, patio, and vineyard view at their most photogenic. The outdoor living that makes people fall for Sonoma County is on full display right now. Listing in October also puts your home in front of buyers before the holiday slowdown and ahead of the spring rush, when more listings typically hit the market.

For buyers, October is a wonderful time to see how a home really lives once the summer heat has passed. How does it hold warmth on a chilly evening? How does the fireplace draw? How quiet is the street at dusk? Those answers are hard to get in July. (If you want a closer look at touring during crush, we shared our tips in our September harvest post.)

Your Neighborhood Has Its Own Numbers

Here's something we say to every client: county averages are a starting point, not a forecast for your street. In the second quarter, Petaluma's median was $958,000 with homes averaging 30 days on market, Santa Rosa's was $785,000 at 47 days, and Healdsburg's was $1.3 million at 72 days. Same county, very different rhythms.

That's why we focus on hyper-local data. Whether you're in Windsor, Sebastopol, Sonoma, or somewhere in between, what matters is what's selling near you, at your price, right now. You can explore each neighborhood or browse Windsor homes for sale to see what we mean.
